My Thesis & Capstone Project identified and evaluated development opportunities for a challenging 67-acre parcel of land in Frisco, Texas with extensive floodplain coverage. The project enabled vertical development, emphasizing creative use and design for green and active lifestyles. The plan included five 1.5-acre retail pads for restaurants, a 5-acre pad for an entertainment/sports venue, and a prime dog park location. The final phase involved constructing, leasing up, and selling two 60,000sqft. office buildings that harmoniously integrated with the land's natural topography. An investment of $18M in development enabled a profit of $26.3M in five years, with an impressive 27% IRR, compared to a $14M profit from selling the land as-is. Demographic data supported the growing demand for entertainment, restaurants, office space, and sports facilities in the area, driven by Frisco's consistent ranking as one of the fastest-growing cities in the nation.

My role involved cultivating relationships within the community to create informed citizens who could help facilitate higher levels of communication and engagement between families, citizens, and the school district.

Program Details: This educational program spanned from January to May, with monthly sessions held on Friday mornings. These sessions delved into various aspects of FISD's school and business operations, including athletics, maintenance, nutrition, transportation, and the Administration Building. In addition to classroom discussions, the program included practical experiences, such as visiting campuses and non-educational facilities. As a dedicated member, I also devoted one-half school day as a hands-on volunteer at a campus and attended a School Board meeting as part of my commitment to gaining a comprehensive understanding of Frisco ISD's operations and fostering community engagement.

The program has recently been restructured to involve more hands-on activities, such as actual crime scene processing, hand-to-hand defensive tactics, firearms, high-risk traffic stops, pursuit driving, and much more.

Although each member is encouraged to take part in the scenarios, participation is optional and any member may choose to be a spectator in any portion of the CPA. The purpose of the CPA is to give students an idea of just a few of the many day-to-day functions of the Frisco Police Department.
